Dual Expertise, One Mission:
Get Your Home Sold
If you want someone who understands both the market and how homes are built, you’ve come to the right place.
Most agents can tell you what to fix, I can tell you how to fix it. I’m a licensed REALTOR® in the state of Iowa as well as a construction connoisseur, that means: I don’t only see your home through a real estate lens, I see it through a contractor’s eyes too.
When you’re selling your home, every detail counts, from strategic pre-listing prep, to the pictures buyers see online, to the walk through experience in person, I bring industry insight and hands on know-how to assist you in selling smarter.

Selling Questions- Answered
Selling a home isn’t something most people do every day. Whether this is your first time or your fifth, you probably have questions, and we’ve got answers.
-
Not always, but here’s the deal: buyers tend notice everything, and the little stuff adds up. Small fixes and updates can make your home feel more polished and move-in ready to buyers.
-
Yes: that’s what makes working with Richardson Construction & Design LLC different. I’m a licensed REALTOR® in the state of Iowa with an extensive background in construction, so I don’t just hand you a to-do list and disappear. I offer hands-on punch list and pre-listing services to help you knock out the things that matter before your home hits the market.
-
Every home is different, but most light prep jobs (like small repairs and touch-ups) can be done in a few days to a week. Bigger projects might take a little longer, but I’ll give you a clear timeline up front so you’ll know the full trajectory of the project, what’s happening, and when.
-
Staging is optional, and Richardson Construction & Design LLC doesn’t personally stage homes. However, it can be a valuable tool for sellers: it helps buyers better understand the layout, imagine the functionality of the space, and most importantly, envision themselves living there. A well presented home can make a lasting impression.
What to Expect
-
Reach out by email, phone, or right here on our website to share your goals and schedule an on site consultation.
-
This is where we bring your ideas to the table. We’ll meet in person to walk through your space, talk about your vision, and go over material options and layout ideas. From there, I’ll put together a detailed plan and a clear, honest estimate so you know exactly what to expect before we begin working.
-
If your home needs a little tough love before it can shine, we’ll handle light demo work to clear out what’s not working anymore. This could mean removing old cabinets, trim, doors, etc. to make room for new or just simply remove them all together.
-
This is where your vision starts to take shape. We bring the plan to life and ensure that every detail is checked twice to make sure your interior looks polished, professionally done, and ready to stage.
-
Once the work is done, your home will feel refreshed and truly ready for the next step, whether that’s additional work from another trade, professional staging, photography, listing, or showing. Every fix, upgrade, and detail we complete is done with intention, so your space feels finished and buyer-ready.
Don’t know where to start?
You’re not alone, most people don’t. Whether you’ve got a full vision or just a rough idea, we’re here to help you sort it out. From the first conversation to the final finishing touches, we’ll walk you through each step and make the process simple, clear, and pressure-free.
Start by reaching out. We’ll chat about your space, your goals, and what makes the most sense for your timeline and budget.
Big ideas start with small steps, and we’d love to listen to your ideas and help you navigate the process.
